This notice is meant as a friendly reminder of some lease terms that you should be aware of, as well as some tips to prevent potentially costly repairs.
Cold weather is approaching!
Even if the landlord is providing landscaping services, you may still be responsible to keep and maintain certain aspects of the landscaping including the irrigation system. The following provision is included in most of our leases:
"LANDLORD provided landscaping maintenance is not to be construed as a waiver of any responsibility of the TENANT to keep and maintain the landscaping and/or shrubs, trees and sprinkler system in good condition..."
Anti-siphon valves or pipes leading from the house to these devices are part of the irrigation system and can break during freezing temperatures causing leaks. It’s a good idea to insulate & wrap these for the winter. Certain plants are also susceptible to freezing and can be protected by wrapping with burlap.
